                 How to read and use your report

 

Street Address/Town or City , Zip :   Of the property in question.

Property Classification :   Current use of property , number of units & year built if available.

Current Owner : Defendant in the foreclosure suit

Service Address : Location where owner was served with lawsuit or owners mailing address.. NPS indicates no personal service at property .

Foreclosure Lender : Financial institute filing suit (plaintiff)

Lender's Attorney & Phone # :  Name and number of attorney who filed the lawsuit.

Original Indebtedness : Original mortgage report

Year/mtg. type/ Interest Rate : Year  Year and interest rate of the original mortgage

                        FHA:  Federal Housing Authority        ARM:  Adjustable Rate Mortgage

                        CST: Construction Loan                       VA:    Veterans Administration

                        BAL:  Balloon                                       CNV:  Conventional Loan

Balance Due : For new cases, this figure represents principal  & interest only and does not include costs of foreclosure such as filing fees. For cases going to sale, this figure is usually the judgement amount.

Per Diem Interest : Daily interest charges on loan.

Date Of Calculation : Date balance due was fixed and from which daily interest is figured.

Case # : Number assigned by the court to the foreclosure suit. Case # followed by a * indicates a sale date has been assigned.

Subsequent Encumbrances : Liens and judgments filed prior to the foreclosure suit , but subsequent to recording the subject mortgage.

                          MTG: Mortgage                                 STL: State Tax Lien

                           FTL:  Federal Tax Lien                      JGT: Judgement

If nothing is indicated in this Category, there may be claimants who where not known to the foreclosure party at the time of the lawsuit. Subsequent encumbrances are all subordinate to the primary mortgage.
